INTERIOR WOODWORK
Doors of plane wood, Formica cladding on two faces. In the bathrooms they will be water-resistant. Wardrobes of leaves of chipboards, re-veneered and with interior cladding.
COVERING
Covering of "inverted" type with formation of pitches, thermal rigid insulation, double impregnated fabric and ground of stoneware. Covering with tiles over honeycomb wall partitions, formed by hollow tile board, double impregnating, thermal rigid insulation and rustic ceramic tile.
COATINGS
Acryl paint on partitions. The floor is of marble in corridors, vestibule and doctors´ consulting rooms, oak flooring in the rooms, sheet floor "Pergo" type in common rooms and stoneware flooring in service areas.
Ceiling coating with false ceiling of plaster sheets and acryl paint.
INSTALLATION OF PLUMBING AND DRAINAGE
Plumbing of copper pipes. Cold and hot water mixer in all the taps, regulated by the users. Temperature limitation. Protection between canonizations of cold and hot water.
Drainage by means of separating system of faecal and rain water with PVC pipes, ventilation of drainpipes to roof and pitch >1,5%.
ELÉCTRIC INSTALLATIÓN
Electric installation with data taking, current, phone, TV antenna, etc in all the rooms.
INSTALLATION OF HEATING
Radiators and fan-coils in every room, and radiant in-floor heating in the rest, automatic regulation of emitters and thermostat in the rooms.
ROA PROCOINSA S.L. is the only proprietor of this real estate, as is put in the Simple Copy of the Property Registry which is in our possession. The whole plot is free of encumbrance and up-to-date with tax payment. Since May 2008 it has had the corresponding Building and Execution Permit at its disposal. It also disposes of the obligatory Licence to occupy the dwelling, and also of the required Certificate issued by the Ministry of Equality and Social Welfare of the Government of Andalusia. In a nutshell, we have in our possession all the necessary documents and certificates to open this Residential Age Care Facility.
The projects and construction work of the Residential Age Care Facility invoke the established of the Decree 87/1996 of 20th of February and the Order of 29th February 1996, Enclosure 1, thus this Social Service Centre is appropriate as Residential Age Care Facility.
The plot of land where the Residential Age Care Facility lies is situated in the municipality of Marbella, in a place known as Horno de la Miera, adjoining the golf course La Quinta.
The plot of land consists of two adjacent sites which are materially forming one plot with different registrations. On the first one the Residential Age Care Facility has been constructed on a site with a surface of 5.602m2, and the second site is dedicated to the green zone and sports area with a surface of 6.000m2.
Thus the amount of both comes to a whole of 11.602m2.
In the latest Municipal Building Plan (PGOU) of Marbella both sites have been initially approved with a volume of 2m2 of construction for each m2 of ground with a height of four floors, which means that the possible expansion for its future construction on the site, which is dedicated now to a green zone and a sports area, could raise to a higher number than 12.000m2 above ground, all this depends on the definite approval of the new PGOU which is considered to be next autumn 2008.
The Residential Age Care Facility is at a distance of 5km from the sea with a height of 300m above sea level. This brings you the benefit of enjoying the extraordinary temperature of Marbella without the typical humidity which is produced by being too close to the seashore. In this area the average temperature of the year is of 18ºC and more than 300 sunny days per year, its annual average degree of humidity is 66% and its average pluviometric index between 600 and 700mm which situates the municipality of Marbella into the designated "Malaga Sub-humid". The distance to the urban centre of Marbella is 10 km, to Estepona 15km, to Malaga 65 km, to Gibraltar 55 km, to San Pedro de Alcántara 2km, to Puerto Banús 5km, and to Ronda 46Km. At less than 1km there is the turn-off to the toll motorway AP7 and at less than 3km the motorway Malaga-Cadiz N340 (A7). Apart from this, it is adjacent to the golf course "La Quinta" which might be the most reputable of over 50 golf courses in the area, and within a radius of 8km there are further 16 golf courses.

Irrespective of the general stocktaking of all the currently existing furniture in the Residential Age Care Facility you will also (at request) be supplied with the work specifications of the electric installations about the mains and panels, emergency lighting, special installations as amplifiers, intercommunication, television, phone, etc. Extractions of CO2, ventilation, air-conditioning and heating, hot potable water (capacity for 3.000l), water supply tank (capacity for 320.000l), all the same you will (at request) be supplied with the details of all the installations relating to plumbing, kitchen equipment, cafeteria, store, refrigerated containers, cold-storage room, dish storage, rubbish room, dish washing, cooking and of course of all the installations of the Spa.
